Off-plan vs ready
Across every tracked area, off-plan listings ask less than ready stock. That discount sits between 34% and 41% depending on where you look.
In a handful of sub-areas it narrows to near zero. When an off-plan asking price is within touching distance of a completed villa, the data is flagging something worth a second look: you are being quoted close to ready-stock prices for a building that does not exist yet. It shows up clearly in the sub-area table.
Leasehold vs freehold
86% of the market is leasehold. Freehold supply is 287 listings across the whole island, and where it appears it carries a premium of 91 to 169% over comparable leasehold. Prices by area
Canggu is the biggest market by volume with 710 listings at a $291k median. Uluwatu has 593 listings and 59% of them are off-plan. Mengwi runs the highest median at $326k, pulled up by Pererenan. Tabanan has the biggest land plots in the database at 820 m² average, priced below the Canggu norm. Seminyak is the most built-out corridor, with 207 listings, a $295k median, and 60% ready stock. Data notes
All figures are asking prices, not transaction prices. Data is collected from public listing sources across Bali. Coverage is stronger in high-volume areas like Canggu and Uluwatu than in thinner markets. Collection date: June 2026.
